Now there are some expensive repairs that the house needs: DETERIORATED LEAD BASED PAINT ; EVIDENCE OF MOLD ; REPLACE HEAT PUMP ; REPAIR PLUMBING ; REPAIR HVAC DUCTWORK ; REPAIR SIGNIFICANT CRACKS IN FOUNDATION ; CORRECT GROUND GRADE TO PREVENT WATER INFILTRATION ; REPAIR FRONT PORCH STEPS ; REPAIR WINDOW Just wondering if this would even be worth considering.

It has a boiler system in the basement that I will *probably* need to replace / update and I want to get an estimate on running duct work through the house.I realize that at this point a lot of you would run because of #2... but this house is on the market for $85K and comps for this house run between $125K and $225K.

.- There are lots of ways to kill mold, but I like the permanent way -- get rid of any sheetrock and insulation that has it, and use an anti-microbial on all other wood or ductwork.

My other friend owns a heat and air company, and he gave me a price for $2000 for the unit and $400 - $500 for all the duct work, and he owes me a favor so we are going to do all of it ourselves.

A new furnace may seem like a large investment but the saving will come back quick with less fuel use, electric water heater dont have the recovery rate as gas and a power vent will run you ( here in ND) approx, 2-3k installed 1,500 to 2000 homeowner installed, a furnace installed (reusing exsisting A/C and duct work) around 3-4k (also in ND).

Thankfully it didn't have forced air, so the ductwork didn't need cleaning.
