Soft and horizontal up through foundation.My capitalistic decamillioniaire likes 3pts, 8.5%, 1yr flips, 70% PP, 70% rehab and he has to approve the deal.My brother, mother, uncle, cousin, bro in law and other true friends I don't know their criteria because I value our relationship above another deal.

If there are roads or utilities completed (horizontal development) were all those contractors paid?

Generally speaking your bedroom needs to have at least 70 square feet of floor space (if more than one occupant in the bedroom need a minimum 50 sq. ft. per occupant), ceiling needs to be at least 7 feet tall, can't measure less than 7 feet in any horizontal direction, needs a heat source, a light source, an emergency/rescue opening, its own door (can't access it through another bedroom), and many people will say it needs a closet (the IRC doesn't have this requirement, but many appraisers use it as a bedroom requirement).If you want to read through the code yourself, I've copied it below:IRC- SECTION R202 DEFINITIONSHABITABLE SPACE.

You would need 3 grab bars by the toilet - 36" behind the toilet, 42" to the side of the toilet ( usually at around 34" from the floor- horizontal) and one 18" that is vertical on the side of the toilet just above the 42" one.

If they are all Park owned homes, just make sure you are aware that it is going to be more costly to run this property and more time intensive as your basically buying a 75 unit horizontal apartment.Am i understanding this correctly?

and see if they are high enough(like $500 bucks...) which could make this deal a little more attactive.One caveat to this deal is that if you plan on running it like an apartment, then your valuation is compeltely different and maybe this pricing will work for you....which running it like a horizontal apartment is not necessarily the wrong thing to do if that model works for you...but keep in mind it may limit your exit strategy or ability to get financing.best of luck

You don't have a MHP, you have a horizontal apartment building as Jefferson Lilly says.You don't capitalize the rent portion generate by POHs.
