Two months of no rent.Thousands in repairs.Weeks spent finding someone new.And we just call it part of the business?

If I were building a SFH specifically as a rental it would be a 3/2 square box with no garage or at most a side carport, with an integrated front porch or rear porch.

Id suggest narrowing your buy box (location, property type, price range) and running numbers on every deal so you know what truly fits your goals.

I am curious about pros and cons of checking that box to go month to month vs requiring a new lease every year. 

Including our down payment, we've probably spent $150K of our own money on that property for upgrades, renovations, repairs, and maintenance. 

Last year was a strange year I spent more than 60k in repairs and lost rents.

I spent a lot of time hustling my *** off to generate the extra cash needed bc we didn't have it in reserves to just write the check. 

For me, the takeaway is simple: I recently looked at a duplex in East Dallas that checked a lot of the boxes.
