I would say 70% of our tenants here in Connecticut pay through our website and the other 30% either mail payment to our office or drop it off at our office in the rent slot

you mitigate the out of state risk with family member watching the construction crew.but what do you achieve doing this.you end up leveraged to the max  and you TIE up your very very valuable 4 mortgage slots.. only way this makes sense is scale and scale quickly.

Any time a guy says he is unable to communicate via a certain method, but is slotted internet time, you can be sure that he is most likely full of it.These scammers only claim to be military - they are full of it in that respect too; they are most likely residents in some other country based on their poor English and grammar.

I would think management would still make visits a few times per week and they could set up a rent slot box attached the boiler room door or something of the like.

Portfolio lenders and commercial lenders that do no have a seasoning requirement nor a max number of loans, although their terms are not as desirable as Fannie / Freddie.Here's my question: if the investor has not maxed out his Fannie / Freddie loan slots, is there any disadvantage to first dealing with a portfolio lender or commercial lender and conducting many BRRRRs in a short amount of time, taking that approach as far as you can, and then moving on to conventional Fannie / Freddie loans?
