@Marc Rice, @Patrick Drury I hear you that properties are going quick, but in your area are these properties for homeowners or are investors buying them and are they cashflowing?

The lack of existing inventory, coupled with a lagging pace of new construction, has really caused serious appreciation in some of the transitional neighborhoods, as @Marc Rice mentioned above.This has weakened cashflow a tad, as entry point in several areas has risen dramatically.

@Katie Miller im a newbie at the moment in my “accumulation phase” I call it gaining knowledge and capital I’m working a decent hourly paying job saving as much as possible (I’m literally eating rice, beans, and chicken everyday) I’ve watched countless Brandon turner podcasts I’m not into books too much but I’m getting rich dad poor dad soon because it has been mentioned so much even on other podcasts I listen to so my goals would be to read and finish rich dad poor dad and to read more books in general goal 2 would be to develop a full scale frugal lifestyle until I reach where I would be comfortable financially goal 3 would be to get into my first multi family property before fall of this year goal 4 is to be on my way saving to either buy my 2nd property or have the 1st fully renovated.

It might take 50 or 100 years, but that is my vision.Staying cash heavy, or heavily into stocks feels like the worst position, but I am by far an expert, take my thoughts with a grain of salt, or rice if you prefer.

Right now I have been looking into starting a supplement company focusing on small batch high quality protein powders and pre work outs with a military theme but not really sure so I’m just seeing where 2020 takes me and I’ll figure it out as I go.
