If it is an off market purchase you can search on google for the real estate purchase contract for the state where the property is located, use ChatGPT to ask how to fill out the contract, or to find a video on YouTube on how to fill I out.

At the other extreme, we've had Class C/D Properties & Tenants where they would NOT cooperate with showings and they were such slobs & caused so much damage, the property wouldn't show well even if they did cooperate:(Hence, why we try to do a Pre-MoveOut or Annual Video Evaluation to assess the property condition.
