Advice needed ona) Financingb) Stepwise process to get this to from inking the deal on the land, to getting a permit from town, to getting plans drawn and approved to putting in a nice spec for the build.c) Steps to liberate some of the cash/refi at a better rate whilst the house is being marketed.As for me, I think I can pull 100k by liquidating stocks and 200k by borrowing from 401k.

Oakland is gentrifying and rent control or liberal politics (like 'em or hate 'em) won't stop that trend...it's just a matter who's making the money.I hear what the out of state crowd is saying, but (caution - incoming anecdotal evidence) my buddy has bought other people's midwest fix and flips with no chance for forced appreciation (in fact the building depreciates over time as housing values remain flat factoring inflation), Lower Cap rate and greater risk than I experienced house hacking.

It's a classic move of leftist government, always reaching for more control.I think investors of large, liberally run cities would be wise to consider selling off their investments in these Tenant-friendly cities while the market is still hot.

when unemployment gets to be 6-7 percent and gas prices in california get to be $4.50- $5 a gallon and we get a tax and spend more liberal in office come talk to me then....
