It's called a Monetized Installment Sale. 

The wholesaler is simply selling paper - it's up to you to take the deal and monetize it.I recently did a wholesale deal with an investor who completely screwed it up - instead of him making a quick 10k profit he decided to slowplay the thing by dragging his feet, taking 4 months to paint a 1200 ft SFR to end up walking away with only $3200. 

Instead, suggest that he look into doing a monetized installment sale.

I'm open to any options for monetizing the property(renting, buying a fixer-upper and reselling, building on raw land) My personal goals are as follows:Get my dad into real estate investing.

Not every situation has to be monetized. 

They recognized a need for REI information and training and are monetizing their knowledge and experience in that area. 

Another option to consider would be a Monetized Installment Sale.

I'd like to begin figuring how to monetize the equity I have in my property, without selling. 

I'm about to inherit two parcels and need to decide if I want them or if I should put them up for sale.  Or do something else.  I'd enjoy keep some of it for recreation but I don't want it all just for occasional walk...
