that's how MF is handled that's why you don't pop on MLS and see 100S of apartment buildings for sale.. they are traded by the listing agent to his buyers first.. then to his office and then only when that does not work it goes out on loop net or Coastar or last MLS>  But if he wants to I will sell him my off market duplex in Cleveland i just put a bunch of money int  Awh, but can he see each unit?
