Generally, even though I don't look at scores specifically, I've found anyone below 540 has too many negatives pulling them down and I require either a double security deposit or a rock solid co-signers (lives in state, sufficient income to pay all their expenses plus the rent, owns real estate so isn't going to run off tomorrow, rock solid credit).Criminal: no violent felony convictions.

The problem with them is the limited number of apartments available compared to those who need them, and the violent criminal element using these places as homes between prison sentences making them dangerous to other who live there.So there are solutions, just not perfect solutions.Good Luck!

Remember to have your cell phone handy when he shows up, alone, and have your friend there to take pictures as you shove and swear at him, who does not have a witness, in order to provoke your landlord into reacting violently against you in any way that touches your person so you can call the Police and have him arrested for Battery.

Automatic Rejection: Your application will be automatically rejected for any of the following:a) Eviction by a prior landlord in the last 24 months;b) Outstanding debt or unpaid damages to a previous landlord;c) Undisclosed criminal record, felony or misdemeanor;d) Being registered as a sex offender;e) Conviction of possession or distribution of a controlled substance;f) Conviction of spousal abuse or violent crime;g) Currently pending the outcome of a felony or misdemeanor charge;h) Bankruptcy in the past 5 years that has not been discharged/released;i) Invalid social security number;j) Outstanding federal tax lien, the repayment terms for which are not current;k) False information on your application;l) Incomplete application, including applicant signature on all pages of the application and this form;m) Failure to pay the application fee at the time of application submittal.

The apartment complex has put up warning signs, including a copy of their "no MJ use" policy page that everyone has to agree to and sign as part of their lease. the warnings were violently torn down.Apartment admins told neighbor they were doing something.Last week 3 of us went down to office to talk to manager.

I do have a "second chance" program that allows tenants that don't meet my standards to rent if they pay an additional deposit, but I don't allow this for violent felons or people who have been evicted or skipped out in the last 5 years.The biggest mistake you can make is to listen to a sob story or feel sorry for them.
