However, in my experience (and I manage a lot of MTRs in Florida), a very small percentage of our MTR guests end up being traveling medical professionals.

Your path, and end-goal, don't make sense to me. 

I haven't applied for a loan in years, but from my experience of buying properties of people who had a balloon payment, and who ended up losing the house because they couldn't pay the balloon when due, I see balloon payments as a "trick" to wind up with the house.
