In my area seller can't change their mind unless a resolution has not been reached(inspections, appraisal issues, etc) or you breached contract.

In that same vein, be sure there is also a dispute resolution clause governing how disagreements are handled, whether through mediation or arbitration, and if those options are exclusive.
