The article basically says that baby boomers will be releasing their owner-occupied homes into the market, dramatically impacting supply.

In today's HOT real estate market, it's not smartest guy who gets the deal, it's not the most thorough, nor the most analytical, nor the ones with the most money...it's the one who knows the market intimately - so intimately that he/she knows a QUICK WAY to analyze deals.Case in point: last week of December last year, we found a 279-unit portfolio of apartment buildings from a private owner (off-market deals baby!).

That's capitalism baby.

Does anyone have any other suggestions as to what else to start with,  I'm a married 20 year old with a house and a baby, so I'm willing to hustle!

This is a baby step in my larger goals. 

People don't make as many babies as they used to, so those folks view the extra rooms as just extra stuff to clean, they aren't going to AirBnB the home to potential child molesters where their 3 year old and 1 year old live.

New-build properties, engineers moving, baby boomers retiring, makes the entire stretch a good formula.
