I use Commerical loans in Kansas City under 1M from local banks, here is what I am getting now: 20 year am, 5 years fixed, 4.5% interest.

I have a commerical condo HOA went from $250 to $500.

So, before you dive into details, google Loopnet Commerical Self Storage San Diego, or the area you want to look at. 

The interesting thing about commerical properties is that much of it is held by institutional investors (REITS and other large investors).

It’s been sitting on market for $2.8M…. chris what type of property.. commerical  MF   or SFR vacant etc.. to this makes a huge difference.. what I have seen over the years is high end SFR s  U know the 12k sq ft mansion in Atlanta where they say the value is 5 mil.. but no one will pay more than 3 mil.. so to me those are impossible to value.

The land use plan basically talks about exclusively agriculture only and no commerical use.  

FYI.I did have to prove to them I was a graphic person or a commerical printer.

The secret, which i've mentioned in other threads is to have the balls to take calculated risks and that is what drove me full time into real estate, primarily commerical.

really its just how commerical real estate is handled  every deal there is a commish negotiation.
