I believe we might be comparing different sized assets the properties i would start on need a team of about 5 people (manager, maintenance team, accountant, me as manager and GC and investor knowing how to do due diligence and rehab costs and my lawyer and my trusted subs ive used for years.

What I’ll bring: Process-driven ops, conservative owner comms, clear KPIs (vacancy, turn time, WO cycle, reconciliations).Solid SOPs for leasing/screening/collections/inspections; consistent trust reconciliations; compliant advertising.  

We’re finding that investors who focus on quality locations, strategic rehabs, and strong tenant screening are still able to achieve solid returns, even if the numbers don’t look like they did a few years ago.We’ve also seen more investors diversify strategies BRRRRs, seller financing, and selective flips to keep deals working in today’s rate environment.

So I've heard this can run you a lot - around $30,000 for the average sized home of $400,000 in the area I'm looking at.

@Matt Jones It can definitely be worth it depending on your goals and how involved you want to be.Some investors outsource everything from listing creation to showings and tenant placement, while others just get help with photos or screening.

I like to be near the water and decent size cities so NY/NJ/MD/DC have been great for my interests. 

New plumbing, new HVAC, new wndows and doors, new kitchen and bathrooms, new water heater, new flooring, paint interior and exterior, screened porch remodeled.

Size 10/15/20 doesn’t matter.
