The biggest tip I’d share is to really vet the PM and contractor side, since they’re the ones who’ll keep things on track once you close.Just curious, are you leaning more toward chasing higher monthly cash flow right now, or building equity to recycle into more deals?

DSCRs can be useful if you want to scale faster and qualify based on property cash flow rather than your personal income — something a few of my investor clients have done successfully.Either way, sounds like you’re on the right track — those submarkets definitely have room for growth and have strong tenant pools.Hope this helps.
