I didn't see you post the numbers so it's kinda hard to suggest a solution. 

The solution is to only buy in good locations. 

Quickbooks or another full suite accounting solutions would be a better choice for that type of workflow.

Come from a perspective of offering value, be a solution provider.

These leads usually have the highest intent and the most motivation because they are already searching online for answers, solutions, or someone to help them with real estate.

If you come to the point where you need extra financing, perhaps borrowing from a rich uncle is your solution or maybe creative finance.
