It goes something like this… In a moment of madness I decided to do our most recent remodel all myself, and somewhere between removing rat infested insulation and the F-bomb I got introduced to the BiggerPockets Podcast.

Then you adapt and adjust :) In the end start and worse case scenario you wrap something up, have an "oh crap" moment as you find out it's infested with God knows what, or everything needs replacing, or all the fun unforeseeable stuff, and then back out and try again :) Mike

To imply that all of las vegas is gang infested is ludicrous.

DeKalb County has decent properties in urban areas that are not drug-infested.  

Found one with an unkempt yard, and papers taped on their garage door about having a mosquito infested pool and that they were being fined by the county for it.So i find out who owns the property by calling the local assessors office.

The tenant moved out this past weekend, turned off all utilities, left some furniture, food in the fridge, and trash throughout the house on top of all the damage listed above and left a roach infestation.  

Make sure the observed termite evidence is the result of an active infestation.
