Public record check should verify ownership and any mortgage!

The title agency alerted me to this; I wouldn’t have been able to uncover it on my own, as the ground rent was recorded many decades ago—well before the 1970s, which is as far back as public land records go when searched online.I went out of my way to add an addendum to my original PSA, as well as to the AA, to inform the buyer that there is ground rent, and that they will need to redeem the land in the future.

Because this is a public forum, I wanted to also disagree about a couple of key points, as I feel it's too important to not speak up.It sounds like you have worked with mediocre or poor agents.

There can be matters that can't be found via a search of the public records. 

The cheapest/potentially no-cost option is just doing public records searches and contacting owners directly.

It's tougher to get ahold of homeowners because of marketing laws and their data isn't typically public. 

Especially if the tenant requests a free public defender, which can make it more difficult to evict based on payment issues.

A huge part of living a fulfilled and happy life, I believe is severely turning away from what the establishment wants for the general public which is: to be sick, divided and entertained/ distracted.

in my experience, most people on here would be happy to chat with you.this avenue is great for learning and asking questions in a public forum, but don't be afraid to reach out/ DM people if you see their post and would like to learn more. this community is wonderful :) BOL!
