The permit does transfer if you find someone selling a home that has one, but you can expect to pay double market value for that property and, again, totally wreck any chance of cashflow.Toquerville (near Hurricane) requires you to be a resident of the city to run an STR.La Verkin (same area) is one of the most doable spots.

When it comes to syndications, the biggest risk is always the group in charge of executing the business plan: operator/sponsor/syndicator/GP etc.The smartest investors focus their efforts on underwriting the GPs than the deals themselves because a great operator can turn around a bad deal and a bad operator can wreck a good deal pretty quickly.

Our office complex was also funded with none of my own money, my current personal residence .....etc etcWhile there may not be a lot of sellers willing to do no money down deals, there is a lot of private money looking for a good return.Im pretty sure it can be nerve wrecking at first to use private money because of things possibly steering the wrong way.

The only problem is that a fully improved property will be valued the same as the wreck neck door, because nobody who can afford a $150.000 mortgage with 3.5% down would willingly choose to live there.

It is so hard to watch my good friend not only have to deal with significant health problems alone but see how they have gone from a dynamic, resilient, wicked smart person managing 5 properties AND holding down a 30-40 hour a week full-time job to sustaining an accident and having their life fall apart like a slow-motion train wreck. 2 of the properties in their portfolio had to be sold just to get $ to live off of.
