 With students, especially international ones, you just have the parents pays upfront by the semester if you’re not happy with financials.

It doesn’t mean you need to go full time to school but take 1 class a semester at an affordable community college.

I am also concerned about not filling a vacancy in the beginning of the semester in which I would think it’s harder to find a tenant.

I graduate next semester but that hasn't stopped me from being a full time realtor and assigning contracts along the way.
