We're looking to buy once a year or so, since our area of experience is more about outfitting a STR, photographing it, listing and managing it, etc. instead of acquisitions.

My plumber, who is also one of my mentors, runs a combined HVAC/plumbing outfit and can buy and sell me a dozen times over.

Not so......why pay $30k to outfit a STR when you could pay $5k?

I personally love the remodel but it's a bit on the masculine/dark side which is why I love it. 

sure beats the likes of Networth or that other wholesale outfit in Texas  my day job is funding bottom feeders so I get the low ball offer concept..

If you are on the hunt for a mom and pop outfit it may be worth asking any country club friends (if you have any) who cleans their homes.

In fact, that is the very reason you suggested the HML outfit you did last week -- they have a "senior note" tranch that seems very insulated from damage.

Guy pulls up in a pretty nice clean truck, hope out with a nice outfit right around my age.
