They come and go with the years of schooling or the semesters and this means frequent turns. 

I do try and have the leases start and end near the beginning of a new semester so its easier to fill when one leaves.

I didn’t have a car for my first semester and while the transit system here is not as efficient as the city, if you plan ahead you’ll be able to get to places outside the main part of Buffalo.

In Boston you actually have to pay his kids tuition for a semester :)

the only two classes that were helpful were accounting (2 semesters worth) and law (2 semesters worth also).  

I could have played so many death metal shows, save money to invest in real estate and get tatted tf up lol instead of wasting $400 on a single chemistry book for a semester and studying useless stuff.

Her tuition was $10K per semester, covered by her 529's, and our rental cash flows, all thanks to grandma.

My current strategy is getting student rentals until I have as many as I can realistically manage with the flip each semester and finding students.

Some years I was only able to go to school for 4 months and had to save for 8 months for the next semester. 

I teach two semesters at 16 weeks each, so I get 20 weeks of vacation/year.
