When it comes to locking we have 2 program optionsProgram 1 locks rates only after we submit the entire deal package to underwriting, about 2 weeks from the initial application (that's how long it takes to get 3rd party docs back like appraisal title and insurance), the rates could have changed during that 2 weeks processProgram 2 has a float-to-close rate, meaning the rate doesn't lock until closing week.

Is your DSCR ratio greater than 1-meaning are you cash flowing (according to the lender's criteria of mortgage, property taxes and insurance (and HOA) if applicable).

So if you're cash flowing on the property after taking into effect the mortgage, taxes, insurance (and HOA) if applicable then that is what is important besides borrower credit and LTV.
