I would suggest starting by wrapping those properties into a singular commercial mortgage, that alone will press rate even lower freeing up more cash flow. 

However, there is no singular best market out there.

For investments that are pretty singular and static, such as a crowdfund, that can be the way to go. 

If you choose the right basket there is no problem having a singular focus.
