There are a couple Homevestor (We Buy Ugly Houses) franchises that get deals in our area as well that they wholesale.It can be a difficult market for wholesaling, however, because of the immense amount of new construction inventory, the high LTVs that come with the VA loan and mean that homeowners don't have equity, and a buyer friendly market that means most of the transaction costs fall on the seller.It's a pretty solid rental market, though, and finding properties to wholesale to buy-and-hold type investors is probably a route you could explore.

That zip code is also on the rougher side of the river.While I think that Turnkey companies can be immensely helpful for out of state investors, I have not seen one in Philly that makes sense to me.

The quality is immensely better, and if I pull a valve stem out of a fixture and show the guy at the counter, 9/10 he knows who makes it and the part to replace it without even reading the numbers stamped on it.

Considering how BADLY I screwed the ARV on my very first deal; I researched this immensely and determined that the only way to get a confident ARV, is either from a seasoned agent or a detailed amount of research with one or more MLS Comps programs.I don't want to refer a name due to the back and forth experiences I have had with a couple of them.

Now for some bad news, as pointed out to several other investors on other BP threads who wish to be creative with their financing, having two primary residences is mortgage fraud, and after that industry had their little meltdown, that act has been frowned upon immensely and successfully prosecuted numerous times.
