I don't believe you are factoring in the different level of damage and misuse that renters do to a property

In any event, I will be adding an addendum to my rental agreements in which I will cover proper use of garbage disposals and maybe add a service call fee in which it is shown that misuse caused the service call.In 15 years, I have NEVER had a tenant report a "clogged drain" and have never had to pay a single Rotor Rooter service call.

Just be careful not to misuse it.

My (mis)use of the CAP Rate metric.You are right the CAP rate is usually used in the sales context.

I think one of the ones I like the most is call blocking.I can give out my number without fear of misuse because if someone becomes a pain, I can actually block them. 

Now you should  go after their E & O insurance and maybe fraud for misuse of funds.Joe Gore

I also provide an A-B-C fire extinguisher in the kitchen (not required), since my own home was saved by having one.It is in my lease that use or misuse of these items by the tenant will require them to replace or pay for them. 

Aside from the misuse, the unit needs extensive repair from heavy use.
