If your tenant isn’t getting along with their neighbor it’s much better when that person isn’t  also your tenant like MFRWhen one of your tenant’s water damage wrecks 2-3-4 of your other properties, also a MFR “feature” Much more favorable downpayment and rates if you occupy for a year first then convert to rental.During the last “Great Recession” I heard stories of MFR people losing their Las Vegas properties as rents collapsed or vacancy hit 50%.

In court, a tenant will win.... just keep that in mind ...I was taken to a small claim court years ago....it was a joint tenancy when one tenant moved out half way into the lease... the remaining tenant took over.... when he moved the pool was totally wrecked and I charged him for it.... he argued he should only pay half of it...Took time off my day job,flew to AZ, becasue I was so sure I would win....And, yes, you guessed the order ruling...

I just had a tenant vacate a property and besides for leaving a complete wreck with garbage and overturned furniture, they also left a cat and it’s litter box.

Thanks to Brandon for bringing up those who 'eat cheeseburgers and sit on their couch watching Netflix', because shortly before the webinar I WAS in fact eating a burger (well, turkey burger no bun no cheese) and watching Netflix (I swear it's not my fault, American Horror Story is like watching a train wreck I just can't turn away).
