I use Sooner Heating and Cooling - not always the least expensive, but good quality and they can get to my properties quickly. 

Mainly, added a wall to officially make it a two bedroom, added two hardwood doors on the bedroom, a closet door, propane stand-alone heat stove (all it had for heat before was a mini-split which is still there), and added some new paint.

A quick search shows Fort Lauderdale at 8%, Miami at 3.5%, and Orlando at 7%, which are healthy levels.  

Although black, it turns silver which reflects the heat.

Naples, Miami, Boca Raton, and Fort Meyers are all probably great places to researching and analyzing properties and market data.
