Something behind the scenes must have changed or is being more strictly enforced.We just ran into the exact same issue on a duplex we recently closed in the city.

Should I try to find a owner financing deal or private lender not to sure.any suggestions would be appreciated. 

Standard can go (2) ways ELA Express Loan Approval less than 12 days to close or going FHA, VA or Conventional with Rush appraisal and still under 18 days.Biggest part is making sure the deal/loan is discussed in detail with banker, Processor, Realtor, Title company and appraiser cannot drag feet unless you use an AVM.

Figure out your numbers and stick to them, ALWAYS be prepared to walk away.Keep looking at other deals.

If you mean actually closing deals, I would say taking action and submitting offers, even much lower than asking.
