We've used cash for keys a lot, but it only works if the tenant will talk to you long enough to sort out what they most need that you can help with and negotiate.Agree proceeding with eviction is your only option, but you can concurrently work on cash for keys or post a notice of abandonment potentially if they are non-communicative.
