I am currently looking to purchase a mobile home park just outside of Memphis, TN, where I am from.

I'm ashamed to admit, I ended up eating it a few times.Now I do it differently:Move-in: pics, quick video, checklist, both of us sign off. borderline stuff gets noted.Routine checks: not to snoop, just to catch stuff early and have a time-stamped trail.Move-out: side by side with move-in docs—no gray area anymore.I got so tired of juggling random pics/notes/folders that I finally started building a little mobile app for myself to keep it organized.

I think that's a great way to go about your goals; by getting some experience through a few deals and then eventually getting involved into larger ventures like mobile home parks.

Also mobile homes and modular homes are both manufactured homes but are vastly different. 

I find that is most often Verizon or T-Mobile.

I've never tried investing in mobile homes in Mississippi mostly because used stick houses are so cheap they never seemed worth it. 

I develop raw land and install new mobile homes (I'm a dealer also).
