Its the training part, but also a LOT of other steps: verify pay stubs, copy ID or drivers license, hand over keys, do property orientation (going over how to rest a GFCI, turn off water, change HVAC filter etc etc) and collect sedurity deposit and first month rent

Someone managing mostly Class A apartments might not be the right fit for small multifamily or single-family homes.Communication Style: Pay attention to how quickly they respond and how transparent they are — that’s usually how they’ll treat you and your tenants too.Problem-Solving Attitude: Things will go wrong — maintenance delays, difficult tenants, late payments — so look for someone who’s calm, proactive, and solution-oriented, not just a messenger.Technology & Systems: Make sure they use good software for payments, maintenance tracking, and communication.

We also doa new home orientation and go over items like how to reset a GFCI, breakers, water main shut off location, how to replace a furnce filter, what the sump pump does, the importance of down spout extensions and why you have to disconnect your garden hose before frost - we have had more than one pipe burst over the years.Be VERY careful with altering leases.
