Sounds like you’ve already dipped your toes in with tax liens, which is awesome because that gives you a bit of a foundation in real estate.

Should I involve an attorney ahead of time to check for liens, back taxes, or other encumbrances that might transfer with the property?

I first review the sales and/or rent comps, next I review the property condition or get an estimated rehab budget, then I review any other costs such as eviction or liens, and finally I set myself a max offer price.

HI all,   I am posting on this thread thinking some of you may be lending money on first lien mortgages and wondering if anyone has done business with Garnaco? 

I also make sure to look for any liens or legal issues on the property. 

It will (or should at least) prevent the seller from refinancing an existing lien or taking out a new one.

I would think you would need to pull a title report and see if there are any liens / judgements as well at least the owner should..
