I represent a lot of buyers and I do communicate the value of turnkey - its worth about $20/ft hard cost, and about 2 months of mortgage payments/opportunity cost and whatever you value dozens of hours of your own time.Strong rental history is good but I do not place a ton of weight on that.

Briefly, an LLC offers legal protection through separation of ownership, and an umbrella offers financial protection through the contract to represent and negotiate up to a set limit in interest of the underlying asset and owner.

I do believe that this is something you can do for your own property, but am not sure if this is something you can do on another's behalf....as in representing a buyer/seller.
