Look at your COC return & decide if the deal makes sense for you.If a deal yields 12% COC with a 10% interest rate, thats still a better deal than a deal with a 9% COC at a 7% interest rate.This thinking comes from an abundance mindset rather than a scarcity mindset.

They were 3 bed and 2 bed + flex room units in a desirable neighborhood where the housing inventory consisted of an abundance of quality for-sale housing but the rental inventory consisted almost exclusively of vintage garden style apartments and "tired" apartment units over commercials spaces.

Construction matrial and labor costs continue to rise as does insurance, permiting requirements and code amendments continue to add time and costs to permitting and construction, tenants continue to become more educated (translates to understands how to manipulate and take advantage of landlord/tenant laws and these tenants are most often the tenants in C/D rentals), tenant advocacy groups have never been more abundant.
