The cost will be higher and there will be red tape you have to go through. 

For applicants who are just starting to build credit, I’ll consider a parent or co-signer.

I  want it to be the have rental applications, property rules, apartment availability on it.

With Apts.com I think they have most general forms if you don't have any from lease, to application, to others.

@Jon Simmonsyeah I'd get it all squared out & whole story.You should have documentation where they sign an application, then get verification forms that state to them you have the right to reach out to verify references & they are allowing you to do so.Did you allow the application via zillow, apts.com, etc.

Their applications were fine, but I just got a bad feeling about them and turned out, I was right.   

If it was that long ago, and there is nothing else wrong with application then can move forward if you've done all the rest of your screening process.
