I've had the bug for a while and have read a few books and tried to pencil out the occasional deal, but I'm looking to get more active now that I've gotten to the "some breathing room" point in my career.Mostly looking to do long term rentals.

Don't be in  so much of a hurry you do bad deals.It is not a great time to buy but there are always good deals out there.

On a small scale it's a bad investment.

@Jaycee Greene@Ashley Clair Bouton I hate to be the bearer of bad news, but you won't be able to do this with a bank, credit union, or HML with only $3k (regardless of your credit score).

It might also breathe new life into cost segregation studies that had previously looked marginal.
