Your comment: "sounds like a poor home inspection"or it could have been a plumber, insulation or electrical contractor long after the inspector left the scene, Heck, it could have been a pest treatment guy or a 12 year old playing around under the house.

One belief I have had to unlearn is that you need a LOT of money to get started or you will be stuck with nightmare tenants.While it is very useful to have some cash to get started, there is always the right property for you, the right lender to help you, and good analysis of a property on your side.I was a property manager throughout my undergrad days and the company I worked for, indeed, had a lot of nightmarish tenants.

I have seen some sponsors do so, and time will tell if they were loaded for bear and are able to sell when the market improves, thus making it a success, or if like Brian Burke points out, it's wiser to keep the powder dry and wait for unambiguous signs that the market is on the way up--when more institutional capital enters the scene and pushes cap rates down, among other factors.
