We've been buying houses from various auction sources for years now and while I don't consider myself an expert because the majority of our houses come from wholesalers, we do occasionally buy from various auctions sites.

I've been advised by my CPA that this may be risky because how much can you really pay your kid to clean their room, put away the dishes, etc? 

I see the fear (And feel it a little) but I am being greedy.I’m doing more wholesaling/flips for now, and occasionally taking down BRRRRs when the numbers make sense.

It's a win for both parties, as the credit I give is always above what utilities I could possibly use for lights and the occasional receptacle needed for repairs, and it saves me from having the connection fee for an account each month. 

Personally my tech stack looks like this:Docusign - signing leases (technically rentredi can do this I think, I'm just too lazy to change)Rentredi - applications for properties, tenant payment platform, maintenance request trackingBaselane - Banking (you may not need this yet with only one property but SO great to have multiple accounts for multiple props)Notion - SOP docs, how to's, general instructions in databases and pagesTango - use to record step by step instructions of specific tasks and link in Notion pages where necessaryI also self manage, and most of my communication is with tenants, handyman, and occasionally banks, so I don't have a great rec for how to most effectively communicate with a PM, however if you have a project database set up in Notion it should be easy to create the steps you want and track how you like

I occasionally see some properties on sale that are currently operating as Airbnb.

That doesn’t include things breaking or an occasional vacancy, but it’s still a decent amount of monthly profit.
