I’ve been digging into it lately as my Real Estate Team I am partnered with has multiple multifamily projects for MLI Select — the ability to access higher LTV ratios (up to 95%), amortizations up to 50 years, and better debt coverage flexibility sounds like a serious game-changer for investors focused on affordability, energy efficiency, or accessibility.Curious to hear —Have you or your clients gone through the MLI Select process?

We're on the other side of the largest period of real estate appreciation in my lifetime just a few years ago, and if you can still buy a property for sub-$100k, it's because nobody wants it.

For me a great wealth builder was (1) a DEFINED BENEFIT plan allowing me to defer tax on up to $350,000 per year at age 50 when I was in the highest tax bracket; and conversion to and into a ROTH 401k (all self directed) over a 5 year period at a lower bracket and a BIG discount for the non liquidity of my retirement portfolio investments.
