How do you find/connect with private money individuals?

I've used the Bigger Pockets Rental Calculator for deals done in the past, but the platform doesn't allow me to enter some of the details of a hard money/private loan such as the loan being less than a year.

Banks do not want to compete most investor loans are now funded by private equity companies and eventually securitized.

For those who’ve worked with private lenders or funding partners, what do they usually want to see before committing?

I’m aware this creates a conflict of interest, even if disclosed, and I’m trying to decide whether to:Find a separate buyer’s agent to represent only my interests, orRepresent myself in the transaction and deal directly with the listing side.Both properties are listed at market price and I’ve already toured them, so the question comes down to negotiation strategy and legal protection.
