So I think there's a path in buying out the current owners' LLC without touching the title vesting of the property itself.I am wondering about financing for such a transaction and was thinking about a method where sellers add us as LLC members, we do a cash-out refi with LLC as borrower and personal guarantees from new LLC members only.

All the most successful clients I have met or done bizz with generally fall into this category  Work their jobs and careers and live within their means. 

Expanding the portfolio so I never have to return to a W2 job.

Hello, I was wondering if anyone has any advice navigating the following:My townhome has a basement unit with its own kitchen, w/d, bedroom and bath.

i live out of state, and I wonder why the property has not been snatched up already. 

I'm still working a W2 job so extra income was not good for me on my taxes.

I still have a few more calls on my list to make, but wondering if someone might be able to point me in a direction of an establishment that offers a HELOC on a duplex investment property.

I am wondering if anyone has some insight.
