The Poconos is very tough right now.There was a recent Pa Supreme Court decision (Slice of Life vs Hamilton Twp) where the Supreme Court unanimously ruled that STRs can be considered transient housing, which is illegal in residentially-zoned areas.

You can maybe make a very customized document that requires your partner to obtain your consent or have unanimous consent before making decisions regarding your solo property, but he undoubtedly would have an ownership stake in it... not directly... but through his ownership share in the company.
