None of this is meant to say not to do short term rentals, you should have your eyes wide open when you purchase and know what's involved.

Your tenant in an STR is a guest with very different needs compared to a long-term tenant.

Appraisers are going to look at how long the home was listed and any price reductions. 

Typically, if you take care of your tenant (customer) and not raise the rent crazily then you will get a long term tenant.
