You can get a 5 gallon pail or some mis-tints.If there are kids, you can ask them what colours they like and paint an accent wall in their bedrooms with that colour...obviously you get to pick the shade.

And it’s really NOT necessary except in special cases, like over new drywall or stains, going from a glossier sheen to a duller sheen, or before going from a darker color to a drastically lighter one.

I don't think you'd regret it especially if it is making a room dark.Our walls are a very slight shade of grey (so more like a white), and the brick is a couple of shades darker.

If the tenant is paying regularly  and asking for reasonable things, lying or shading the truth is not quite the best practice.

Again, you can always get silver, and sometimes you can get darker ones to match the shingles.I've had a roofer offer to paint the exposed part of the vent pipes to match the new shingles.
