If that does not solve it you can add a French drain around the house (even on other side of sidewalk) which could include gravel and a drain which again brings water away from house.Those would be the first two steps I would take.

Due to the sensitive nature of the work, involving shutting down streets and digging up the City owned roads and sidewalks, only indemnified contractors can do this work.

It cost my neighbors around 4k to have the sidewalk torn up.  

Even the city where my Florida tenant's lived (when the city was going to fine me for my tenant's junky yard) limited their inspection of ordinance violations to the parts of the yard that could be seen from the street/sidewalk.

I need concrete steps and sidewalks replaced on a SF property. 

Buyer being SUPER disappointed because the property was definitely destined to be an STR.1.) needed 1 hour fire separation between living units (required 3/4" special sheetrock) which required a tremendous renovation including displacing all the utility lines currently running through the ceiling.2.) needed ceiling height improvement to do #1 (not going to be possible)3.) needed a sidewalk around the side the house (for fire/rescue)4.) needed all utility shut-offs, and utility control accessses in a shared room or separated by unit (again for fire rescue)There was more, and this is specific to one municipality in Minnesota, but you get the drift. 

The entire line is beneath a concrete sidewalk unfortunately so I'm thinking digging and replacing would be too expensive.Anyone have any suggestions or company recommendations?  

Too close and the roots can start cracking the side walks and foundation.Roof- Any water leaks on the ceilings??
