@Anthony JohnsonRecessed lights are very simple to install and cost about 15-20 each from HD.

In fact I ran into one of our CFD clients at HD yesterday that has (with his sons) 9 of these properties that we still hold for him.

I don't like to use the HD or Lowes card because I don't get any bang for my buck...

@Michelle Romano, good to know you went with HD.  

But laminate countertops at HD are so cheap that some landlords just replace them and salvage the sink and reinstall it.

I am sure you have cabinets that i can not get as well.i buy mine from HD. look at the kitchens on my site to see how they look.

When a guest calls because the door lock is broken, I have to pay our person to 1) Travel to the site to assess, 2) Go to Lowe's or HD for the part, 3) Return to the site, 4) install the part, 5) travel back home.In the mountains of Tennessee, that can be a 4 or 5-hour process really easily. 

For the majority of the rehabs on rentals that we do we use cabinets, backsplashes, and countertops from one of the big box stores like Lowes or HD. 

It was around 30% less than HD pricing on my PRO account there.
