If he isn't willing to that is probably a sign that he has let maintenance go and could signal potential headaches for your buyer down the line.  

I didn't say beginners don't need ANY hand holding, I specifically mentioned accountability as a specific type of hand holding that is a negative signal to me.

But a rising rate environment is usually a signal of a strong economy and/or inflation, both of which typically go hand-in-hand with a rising rent environment. 

One day, the perception of those colleges will change, but it's going to take several years.Sorry for the rant...I agree college is important but to automatically take on 200k of debt when you could have taken on only a fraction of it, or none at all, signals a serious error in judgement and common sense.

Since I rent to so many students I have parents co sign all the time.

@Melanie Hartmann I think you are getting the signals that many experienced real eatate investors here are telling you mixed up.

An eviction will still go against your record, thereby signaling to future landlords that you either failed or decided to pay your rent and were evicted and/or had judgement against you.
