But if I were you instead of trying to "go it alone" in any part of REI if you are new, find an REI club like @Nathan suggested and find someone to Mentor youe en if you arrange a small fee for a regular time slot to watch them work, an agent, an investor, whoever -- any successful person who's done successful deals and can train you how to think/look, how to select which *type* of REI might be right for you even.

So if they tell you to file you have to file.Settling out of court though I don't believe is in his best interest unless the tenant is out, the money due is paid and the place has been checked for damages and the remaining deposit is slotted and ready in a check.

Here are the $s:-purchased at $56k-rehab cost of $14k-prepaid interest with my hard money loan (no payments now)-$900/mo projected rental income with tenant paying utilities-appraised at $99,900-I have an offer on the table for $89,900 plus $3,000 seller paid closing costs.I learned s lot on this deal and it wasn't a great one, so neither option (keep or sell) is an awesome one, but I'm new to this and trying to start small and learn.
